2 STORY MODULAR STRUCTURES

- Foundation: 10 - 4x4 (14 - 4x4's on 28' wide) pressure treated skids that run the length of the building.

- Floor; 2x6 pressure treated floor joists 8" on center with 5/8" tongue and groove pressure treated plywood.

-Walls are 2x6, 16" on center.

-Main carrier beam is 4 - 2x10s sandwiched with plywood. LVLs are used for longer buildings.

-Roof rafters are engineered 2x6 trusses, 16" on center.

- Floor joists supporting the 2nd floor are 2x10s hung with joist hangers, 16" on center with 5/8"plywood for 2nd story.

- 8 - 30x36 insulated windows with trim, shutters and screens. All windows are supported with 2x10 headers and jacks.

- 2 - 9' x 7' 6" insulated garage doors with jacks and headers. *optional overhead garage door openers are available

- Roof is sheathed with 1/2" exterior grade CDX plywood, ice and water shield, tar paper, drip edge and 30 year architecural shingles.

- 1 - 3' wide stair case with railing for 2nd floor access.

- Rolled ridge vent on roof.

-Service door is a 9 lite pre-hung metal installed house door (36” wide)

-All buildings come with overhangs

-The second story is built on-site by a professional building crew and done in generally 1-2 days

-The building will come in a variety of sidings including: duratemp, vinyl, cedar, pine, and pine board & batten *coming soon log siding

-The building can be installed with or without a wooden floor

-Full interior finish is available through our professional building crew Zellner Construction. (Accomplished home builder of custom log homes)
